I was okay with the result

After our retirement a few years ago, my spouse & I wanted to tackle a new project.  Our goal was to travel around, see more of the country, & keep busy. Sam & I started buying houses in need of some renovation & selling them for a major profit.  We are quite handy & able to handle most of the tasks ourselves, which keeps our investment down. We search for property in fantastic cities, which have been neglected.  We need to replace the study room & bathrooms, replace some windows, & redo the floor tiles. Occasionally, the project is a bit more involved & requires bringing the wiring up to code & replacing water & drain pipes.  Before purchasing a house, we consistently hire a licensed company to check out the electric lines, plumbing, heating & cooling system. If there are concerns with the heating & cooling equipment, we usually stay away from the house.  We’ve figured out that replacing cooling systems, furnaces, boilers, duct task or heat pumps is simply too complex & harshly overpriced. Our knowledge does not include Heating & A/C repairs, maintenance or replacement. We don’t have the specialized tools, expertise or necessary experience to handle these jobs.  There are safety concerns, especially with combustion furnaces. The energy efficiency, air quality & comfort of the home is important to the eventual sale. Plus, Sam & I normally live in the homes while we were in the renovation process. We don’t want to go without temperature control or be exposed to any health hazards that might impede our sale of the house and the longevity of our ability to flip homes for profits.  Our goal is to create the ideal home for potential purchasers, so we can maintain a lifestyle that provides us to travel when we want.
